Policies Black
Sheep Inn has established the following policies as
an important part of the successful management of
our intimate, country inn, in order to provide the
finest possible setting for your personal or
business retreat. Your cancellation will affect us
greatly.

No candles are permitted.

Food or beverage in guest
rooms is prohibited, and we ask that when
finished in common areas you clean up after
yourselves, so that other guests may enjoy the
space. Any damages to the Inn are the
responsibility of the guests involved.

Rooms may be assessed for
damages and guests may be charged accordingly.
Smoking within the Black Sheep Inn is considered
as damage due to the expense incurred to remove
the odor from fabrics, carpets, etc.

Black Sheep Inn is not
responsible for loss of any money or valuables.

A 50% deposit of the
total reserved stay, including tax, will be
required to guarantee a reservation. This
deposit must be made by credit card or receipt
of funds within seven days to confirm
reservation. Reservations not secured by a
deposit will be cancelled.

All room prices are
subject to 8% New York sales tax, and a 4%
county lodging tax, & credit card charge of 3%
when no guest is on site.

Deposits will be refunded
if cancellation is received no less than 14 days
prior to the first day of the reservation, less
a $35 cancellation fee. However, if the
reservation occurs on a weekend during the
months of May through November, cancellation
must be received no less than 21 days prior to
the first day of the reservation.

Cancellations are
received with shorter notice, regardless of the
reason; all deposits may be forfeited in the
event the Inn is unable to re-book the room(s)
for the duration of the cancellation period.
Guests are financially responsible for the
entire duration of their reservation. Changes
will be treated the same as cancellations. No
shows or less than the above notices will result
in a full charge.

Rescheduled reservations
are subject to availability.

We cannot guarantee a specific
room; however, whenever possible, we will make
every effort to accommodate specific room
requests.

Room rates: are for
double occupancy. Third and fourth guests in a
room are subject to an additional charge of $50
each per night.

Acceptable payments will
be: Visa, MasterCard and Discover, American
Express, Diners as well as cash.

No smoking is permitted
inside the Inn, only in designated outside
areas.

The Inn, its grounds, and
all of our guest services are strictly for the
enjoyment of Inn guests. In order to bring
non-staying guests to the inn, prior approval
from the innkeepers is required. Also, all
social gatherings after 9PM, must be moved to
the Courtyard and or Billiard/Living rooms and
must end at 11PM - respecting all other guests.

In order to provide a serene and
enjoyable experience, there will be no pets or
children allowed.

Check in will be between
5 and 8 p.m. with early/late arrivals by
appointment.

Check out will be at 11
a.m. A late check out may be accommodated with
an additional $30 charge.

Gift Certificates - Good
for one year from time of purchase, or as
indicated on your certificate. Cannot be used
during holidays or special events

available - no elevators.

refuse service to anyone.
Eco-Policies
In an effort to perpetuate a
lifestyle of conservation and consideration of our
impact on the environment, the Black Sheep Inn has
adopted several policies to address these issues.

Water Conservation
As most of us are not accustomed to changing our
bed linens daily at home, we have adopted a
similar philosophy here at the Inn. We strive to
conserve water by extending the time frame in
which we change bed linens from daily to twice
weekly (for extended stay). If, for some reason,
you would prefer fresh linens every day, we
would be happy to accommodate this request for
an additional fee
Similarly, we will graciously restock your
bathroom with fresh towels if you request.
However, we encourage our guests’ participation
in water conservation by hanging up wet towels
to dry for use the next day.

Energy Conservation
It is our goal to provide you with the safest
and most secure environment possible. You will
always find sufficient lighting in all of the
common areas, but you can greatly help us to
achieve this goal by turning off any lights or
fan units before you leave your room for the
day.

Organics
Black Sheep Inn is very proud to offer
organically grown products in all of our meals,
soaps, and cleaning products. We feel very
strongly that using these products not only
supports local agriculture, but also is overall
better for you, our guests, and the environment.
We welcome suggestions you may have to make your
next stay more relaxing and comfortable.
