Policies

Black Sheep Inn has the following policies for all guest reservations and stays.

Reservation Policy: 

All reservations must be made at least 1 day in advance of the stay. No same-day reservations accepted.

Black Sheep Inn requires a minimum 2-night stay from May 1 to Oct 31.  Based on availability and demand, the Innkeepers may approve a 1-night stay on weekdays. Call 607-569-3767 or email info@stayblacksheepinn.com to inquire.

All reservations are subject to 8% New York State sales tax and 4% Steuben County Lodging tax.

A 50% deposit is required at the time of reservation.  The remaining 50% is due on the first day of your stay.  The credit card on file will be charged automatically unless you coordinate with the Innkeepers before your stay to pay the balance with a check, cash, or a different credit card.  Black Sheep Inn accepts Visa, Mastercard, American Express, check, and cash.

Any additional charges during your stay will be paid on the last day of your stay with the credit card on file, unless otherwise coordinated with the Innkeepers to pay by check, cash, or a different credit card.

All room rates are for double occupancy.  For any additional person for those rooms whose occupancy allows three people, an additional charge of $60 per night will be added to the room. Please call 607-569-3767 or email info@stayblacksheepinn.com to make arrangements for the extra person. 

Children 12 or older are welcome to stay in our Inn.

Due to the Inn being a National Registered Historic property, we are unable to provide disabled access.

Cancellation Policy:

The reservation may be cancelled up to 2 weeks before the first day of your stay, and you will receive 90% of the payments made to date.  The remaining 10% covers our administrative costs incurred with the processing of reservations and payments.

If you cancel within two weeks of your reservation, we will retain your deposit.

If you cancel the day of or are a no-show, then we will charge for the full stay on the credit card on file.

In the rare event that the Innkeepers must cancel the reservation, we will not be held liable for circumstances beyond our control. Our liability to you is limited to 100% refund of the payment made to date.

Stay Policies:

Check-in is at 4:00 PM.  The Innkeepers try to greet all guests when they check in.  If the Innkeepers are unable to greet the guests, an envelope with the guest's name on it will be on the office table, giving directions to their room and information on the morning beverage and breakfast service.   If you would like an early check-in between May 1 to Oct 31, it must be pre-arranged with the Innkeepers, and a $30 early check-in fee will be charged.

Check-out is at 11 AM.  Any additional charges incurred during the stay will be charged to the card on file unless other arrangements are made with the Innkeepers.  If a guest checks out late, whether it is prearranged or not, a $30 late check-out fee will be charged.

Innkeepers may need to change a guest's room assignment before arrival, as long as it is the same type of room or an upgrade, or mutually agreed upon.  The innkeeper will communicate any changes as soon as possible to the guest impacted.

The Innkeepers are not responsible for damage or loss of any guests' personal property.

The Innkeepers will not go into a guest room during a stay unless coordinated ahead of time, emergency requiring entry due to safety or well-being concerns, or law enforcement requirements to enter.  If the Innkeeper does go into the room without the guest's knowledge, the Innkeeper will leave a note in the room with an explanation.

The Inn and its grounds are a strictly SMOKE-FREE ENVIRONMENT.  Candles, smoking of any kind, and vaping are all prohibited. If a guest does smoke in the Inn, a $250 cleaning fee will be added to the room.  A $50 fine will be charged to the room for each occurrence/person an Innkeeper must tell a guest that there is no smoking on the grounds or in the Inn.

There are two guest refrigerators. One has drinks – soda, water, and sparkling water complimentary to our Inn guests. The other is for guests' storage of food or wine bottles that need refrigeration.  We appreciate guests being respectful of other guests' belongings and labelling items.  Guests are welcome to bring food to the Inn. We appreciate guests using the common area dining tables in the dining room, billiard room, cupola ballroom, or outside for their meals. We have flatware as well as plates and napkins available for guest use. We ask guests to not eat meals in their rooms to maintain the cleanliness and integrity of all rooms.

Black Sheep Inn welcomes guests’ visitors to the Inn. The guest must inform the Innkeepers if there will be additional people visiting them during the stay.  We want to make sure all guests are comfortable and have the common areas available to them for their use.  If a special event is occurring, guests will be informed of the event, location, and time period during which the event will be happening. We ask that all guests visiting sign in to our guestbook upon their arrival so we have accountability of who is on our property at all times. Innkeepers reserve the right to ask guests who are not staying at the Inn to leave the property if they are being disruptive to other guests or endangering the well-being and safety of our guests or property.

The Innkeepers reserve the right to cancel a guest's stay if they are being disruptive to other guests or display dangerous behavior that threatens the well-being of our guests or damages property.

Quiet hours in the Inn are from 10 PM to 7 AM every day. Any social gatherings with people not staying at the Inn must end no later than 10 PM.  People not staying at the Inn must leave the property by that time too.
